Solutions/Portfolio Intelligence
You have your own data — a loan tape, a book of business, a customer list, a target portfolio. What you don't have is the property data behind each record: condition, system ages, hazard exposure, ownership structure, environmental flags, and valuation context.
NE Provenance fills that gap. Match by property address or by owner, and we return the full data layer for every matched record across 4.7 million New England properties. Your proprietary data stays with you. Our data enriches it.

How matching works
Every record in your portfolio can be matched to our data by property address or by owner. Both keys return the full data picture for every matched property.
“Tell me everything about these properties.”
You have a list of property addresses — a loan tape, a book of business, an acquisition target list. We match each address and return 430+ attributes: condition, systems, hazard, ownership, environmental, valuation.
Your proprietary data (claims history, loan performance, internal valuations) stays with you. NEP adds everything you can't see from your desk.
“Show me the full property picture for these people.”
You have a list of people or entities — policyholders, borrowers, customers. We match by owner and return the complete property data picture for each person: every property they own across New England, with full attributes on each.
A lender sees their borrower's total NE property exposure. A carrier sees properties their policyholder owns that they don't insure. An agent sees the full portfolio behind a single name.
Who uses this
These are organizations that work with property or ownership data across hundreds to millions of records. They have their own data. NEP makes it dramatically more useful.
Identify qualifying homeowners across the coverage area
NEP data used
Owner match → ownership duration, estimated equity, owner-occupied status, property condition, owner mailing address
The insight
Find long-tenure homeowners with high equity and aging properties — the profile that converts. Reach them at their verified mailing address with a pitch personalized to their property.
Price policies based on actual system ages
NEP data used
Address match → permit-derived system ages (roof, HVAC, electrical, plumbing), property age, condition rating
The insight
A home warranty priced against actual permit-derived system ages is fundamentally more accurate than one priced against year built alone. Properties with 20-year-old HVAC and no service record are different risks than recently updated homes.
Identify properties where assessed value exceeds market indication
NEP data used
Address match → assessed value, MVI, condition rating, comparable properties, permit history
The insight
When the assessed value significantly exceeds MVI and the condition rating reflects deferred maintenance, the case for appeal writes itself. Scale this across thousands of properties to identify the strongest candidates.
Build parcel-level exposure profiles
NEP data used
Address match → building characteristics, construction type, year built, FEMA flood zone, storm surge, wind speed, fire protection grade, condition, elevation
The insight
Parcel-level exposure data — not ZIP-aggregated — with building characteristics that affect vulnerability. A 1920 wood-frame in AE flood zone with C5 condition is a different risk than a 2015 concrete block in the same zone.
Model NE property-level exposure for treaty pricing
NEP data used
Bulk delivery → building characteristics, hazard bundle, condition, construction type across full coverage area
The insight
Portfolio accumulation analysis at parcel resolution. Aggregate exposure by peril, construction class, condition, and geography with data that goes beyond what cedants typically provide.
Due diligence on a multi-property acquisition
NEP data used
Address match → condition, permit history, environmental flags, deed chain, hazard exposure, business activity for every property in the target portfolio
The insight
What used to take weeks of manual research across multiple county offices — condition, ownership history, environmental exposure, permit activity — delivered for an entire portfolio in hours.
430+ attributes across eight data domains — the same depth available in our Property Wallet, delivered programmatically for every matched record.
NEP Condition Rating (C1–C6/NR), permit-derived system ages, renovation detection, deferred maintenance indicators
Where permit coverage exists
Owner name, entity type, ownership duration, estimated equity, MVI, assessed value, deed chain, portfolio detection
Equity where deed coverage exists
Fire Protection Grade, flood zone, storm surge, wind, hail, earthquake, wildfire, NRI composite, dam exposure
Full coverage area
Contamination sites, wetlands, UST, EJScreen, business identity, ISO classification, occupancy flags
