How matching works

Two ways to enrich your data

Every record in your portfolio can be matched to our data by property address or by owner. Both keys return the full data picture for every matched property.

Match by address

“Tell me everything about these properties.”

You have a list of property addresses — a loan tape, a book of business, an acquisition target list. We match each address and return 430+ attributes: condition, systems, hazard, ownership, environmental, valuation.

Your proprietary data (claims history, loan performance, internal valuations) stays with you. NEP adds everything you can't see from your desk.

Match by owner

“Show me the full property picture for these people.”

You have a list of people or entities — policyholders, borrowers, customers. We match by owner and return the complete property data picture for each person: every property they own across New England, with full attributes on each.

A lender sees their borrower's total NE property exposure. A carrier sees properties their policyholder owns that they don't insure. An agent sees the full portfolio behind a single name.

The insight

A home warranty priced against actual permit-derived system ages is fundamentally more accurate than one priced against year built alone. Properties with 20-year-old HVAC and no service record are different risks than recently updated homes.

Identify properties where assessed value exceeds market indication

The insight

The insight

Parcel-level exposure data — not ZIP-aggregated — with building characteristics that affect vulnerability. A 1920 wood-frame in AE flood zone with C5 condition is a different risk than a 2015 concrete block in the same zone.
